Paint, light fixtures and a deep clean pay off. A new kitchen usually doesn't. A listing specialist's short list of pre-sale fixes.
The best pre-sale projects are small: fresh neutral paint, new light fixtures, repaired trim, trimmed landscaping and a very deep clean.
What to leave alone: big remodels. They take time, rarely return what they cost and can delay your listing into a slower season.
When in doubt, ask your agent before you start. That's what we'd say if we existed.
